The intent of a home inspection is to provide the client with objective insight regarding the condition of the home, as it is at the time of the inspection. The home inspection is limited to a visual evaluation of the structual components and mechanical systems for the purpose of finding or detecting any major deficiencies that are readily accessible as outlined in the Standards of Practice of the American Society of Home Inspectors (provided at the inspection), at the present time of the home inspection. A home inspection is not technically exhaustive, this would be impossible. There are areas that are not accessible to the home inspector, such as: behind furniture, appliances, carpeting, wall coverings, the interior of ceilings, and walls and floors covered by building material and other obstructions. Gas detection instruments are used by our home inspector around gas combustion appliances as those gases are ordorless, colorless and tasteless and this is the only way to detect them. The client must recognize the fact that a home inspection cannot uncover all the problems existing in a home. Concealed, latent, and other defects that are not visually observable are beyond the scope of any home inspection. The inspection and report will represent the best judgement of the home inspector, who will be properly qualified by experience, training, and education to make such an inspection.
